Dubai: Residential property sales on Dubai Islands reached approximately AED18.8 billion ($5.1 billion) across 5,035 transactions during the 12 months ending September 28, 2026, according to Dubai Land Department records analysed by Dubai Real Estate Data.
The waterfront destination also recorded a 17.7% increase in median residential transaction prices during the first seven months of 2026 compared with the full-year 2025 median. Research based on Dubai Land Department data shows that the median price reached approximately AED30,571 per square metre, equivalent to around AED2,840 per square foot.
Dubai Islands is a major waterfront development consisting of five islands, with plans for residential communities, hotels, resorts, beachfront facilities and commercial spaces. The masterplan is expected to introduce thousands of homes alongside tourism and leisure infrastructure as construction progresses.
The transaction figures highlight substantial activity in the area’s residential market, including off-plan developments attracting buyers interested in waterfront properties. However, the sales total and price increase refer to different reporting periods and should not be treated as a single year-on-year comparison.
The figures also do not mean that every property on Dubai Islands increased in value by 17.7%. The percentage reflects a change in the median transaction price, which can be influenced by the types, sizes and locations of properties sold. Future market performance will depend on construction delivery, demand and wider property market conditions.
