425,863 Dubai Homes Sold Before Completion as Demand Stays Strong

Dubai: More than 425,000 homes currently under construction have already been sold, highlighting strong absorption of Dubai’s future housing supply. According to a market analysis by fäm Properties, 425,863 of 564,072 residential units under construction — 75.5% — have buyers, with most of the pipeline scheduled for handover by 2028. Villas are showing stronger absorption at 85.4%, with 58,349 of 68,297 sold, compared with 74.1% for apartments, where 367,514 of 495,775 units have been sold. Demand is even stronger for homes scheduled for 2026: 80,127 of 96,585 units, or 82.9%, are already sold. For 2026 deliveries alone, the reported absorption rate reaches 95% for villas and 82% for apartments.
