UAE: Property developers are beginning to target land and new housing opportunities around the UAE’s planned 80km Fourth Corridor, which will connect Sharjah, Dubai and Abu Dhabi. The highway was officially approved in September and will become the UAE’s fourth major strategic inter-emirate road corridor. Khaleej Times
The strongest current real-estate development linked to the route comes from Reportage Group. Group Managing Director Andrea Nucera told Khaleej Times that the company has acquired an approximately 750,000-square-metre site in Abu Dhabi near the corridor, where around 3,800 residential units are currently in the design phase. The project could come to market in 2027 or 2028, according to the developer. Khaleej Times
The Fourth Corridor will run from Al Shanouf Road in Sharjah to Al Faya Road in Abu Dhabi. It will be developed in two phases and include 72 bridges, 17 tunnels and 45 stormwater culverts. Phase 1 will run around 30km to Dubai–Al Ain Road and is estimated to cost Dh3.5 billion, while Phase 2 will extend another 50km toward Abu Dhabi. Media Office
Official plans say the highway will connect with major growth areas including Al Maktoum International Airport and Etihad Rail. Developers believe improved accessibility could encourage new residential and commercial development along the route, but any effect on rents or property values will depend on supply, amenities and actual demand—not the road alone.
