UAE Developer Arada Enters Saudi Arabia With $13.3bn Land

Riyadh: UAE-based real estate developer Arada has announced its entry into Saudi Arabia through the launch of Arada KSA, established in partnership with Saudi developer XTOPIA. The new company has access to a land portfolio valued at approximately SAR50 billion ($13.3 billion), covering 10 million square metres across Riyadh, Jeddah and Makkah.

As part of the expansion, Arada has unveiled its first major Saudi development in Al Rimal district, northeastern Riyadh, with an announced value of approximately SAR14 billion ($3.8 billion). The proposed residential community will cover 2.5 million square metres and feature around 3,500 villas and townhouses, along with schools, retail facilities, a community centre and recreational spaces.

The masterplan also includes approximately 100,000 trees, reflecting the developer’s plan to create a landscaped residential environment. The Riyadh project takes inspiration from Arada’s Masaar community in Sharjah, with a focus on residential neighbourhoods connected through green spaces and pedestrian routes.

According to the developer’s October 20, 2026 announcement, construction and property sales are expected to begin in 2027. The company has indicated an approximately five-year development period for its first Riyadh project. However, the land portfolio valuation does not represent construction expenditure, and the announced communities are not yet completed or operational.
