The deal itself was announced in January 2026, but it has returned to focus after CBRE released its H1 2026 Ras Al Khaimah market review on September 21. The report shows average apartment sale values rising around 18% year-on-year to Dh2,298 per sq ft, while villa values increased 7.3%. Apartment values on Al Marjan Island rose 23.1%, according to CBRE. CBRE
Ras Al Khaimah is also preparing for significant new housing supply. CBRE says more than 34,000 homes are expected between 2026 and 2030, including around 10,000 branded residences. However, CBRE also notes that price growth and sales absorption have started to moderate compared with the exceptional pace seen earlier in 2026. Khaleej Times
Importantly, the Waldorf Astoria Residences project itself is not yet fully completed. Developer Al Hamra appointed its main interior fit-out contractor in July 2026 and says completion is planned for the first half of 2028.
