Dubai: Ellington Properties, in partnership with Al Hamra Group, has unveiled Berkeley Tower, a major Grade A commercial development worth AED2.8 billion (approximately $762 million) in Dubai’s Business Bay district. Announced on October 20, 2026, the project is described as Ellington’s largest and tallest commercial development to date.
According to Ellington’s official project information, the tower will feature 60 floors and 109 premium office units, combining modern commercial spaces with advanced building technology. Its planned facilities include robotic parking, smart double-decker elevators and a double-height entrance lobby designed for businesses and corporate tenants.
The development will dedicate five levels to business and lifestyle facilities, including meeting rooms, co-working areas, a private clubhouse, fitness spaces, wellness facilities, outdoor terraces and recreational areas. The tower will be located in Business Bay, with convenient access to Sheikh Zayed Road, Dubai Metro, Downtown Dubai and the Dubai International Financial Centre (DIFC).
Berkeley Tower is currently being marketed as an off-plan commercial development. While the project design and planned facilities have been announced, a confirmed construction completion date and operational opening schedule have not been independently established. The announced AED2.8 billion figure represents the project’s reported development value, not construction expenditure already completed.
