Dubai: Real estate developer H&H has unveiled Water Gardens, a major mixed-use development in the Dubai International Financial Centre (DIFC), featuring luxury residences, premium offices, hotels and retail spaces. Announced on October 16, 2026, the project has a reported investment value of approximately $1.4 billion, with construction already underway and completion targeted for 2028.
Designed by internationally recognised architect Sir David Chipperfield, Water Gardens will consist of four buildings arranged around landscaped gardens, water features and pedestrian-friendly public spaces. Located between Al Sukook Street and Al Mustaqbal Street, the development will connect directly with DIFC’s Gate Avenue retail and pedestrian network.
The project will include Four Seasons Private Residences, Eden House apartments, luxury hospitality facilities, restaurants and premium office space. According to DIFC’s official announcement, the office component will provide approximately 21,965 square metres of Grade A leasable space, while a central garden will connect the different parts of the development. Developer H&H has also reported strong interest in the branded residences.
Water Gardens is currently under construction, with 2028 set as the target completion year. The development is intended to bring residential, business and leisure facilities together within Dubai’s financial district. However, final handover dates, individual hotel opening schedules and future investment returns have not been independently confirmed.
